These Terms of Use (“Terms”) govern your use of dsrcalculator.com.my (the “Website”), operated under the brand DSR Calculator (“we”, “us”, “our”). By accessing or using the Website, you agree to these Terms. If you do not agree, do not use the Website.

1. The service

The Website provides a Debt Service Ratio (“DSR”) calculator that produces an estimate of your DSR and an indicative view of home-loan eligibility, based on the information you enter and on general assumptions about Malaysian bank criteria.

2. Not financial, professional or banking advice

The calculator is an informational tool only. Its results:

  • are estimates, not an offer, pre-approval, or guarantee of any loan or financing;
  • do not constitute financial, legal, tax, banking or professional advice; and
  • do not bind any bank or financial institution. Actual loan decisions are made solely by the relevant bank based on its own criteria, which may differ from our assumptions.

You should obtain independent professional advice and confirm any figures with the relevant bank before making any financial decision.

3. Accuracy and availability

Bank rules, interest rates and eligibility criteria change frequently and vary between institutions. While we try to keep the calculator reasonable and up to date, we do not warrant that results are accurate, complete, current or applicable to your situation. The Website is provided “as is” and “as available”, and we do not guarantee uninterrupted or error-free operation.

4. Your information and contact by agents

You agree that the information you submit is true and accurate. As explained in our Privacy Policy, when you request a report you consent to your details (including your financial inputs) being shared with property and/or financing agents who may contact you to offer property and financing options.

These agents are independent third parties. We do not employ, control or endorse them, and we are not responsible for their conduct, their communications, the products or services they offer, or any agreement or transaction you enter into with them. Any dealing between you and an agent (or any bank, developer or other party) is solely between you and that party.

5. Limitation of liability

To the maximum extent permitted by law:

  • you use the Website and rely on its results at your own risk;
  • we (and our owners) are not liable for any loss or damage — including any direct, indirect, incidental, consequential or financial loss — arising from your use of, or inability to use, the Website, your reliance on any result, or any contact, conduct or transaction involving a third-party agent or bank; and
  • nothing in these Terms excludes any liability that cannot be excluded under Malaysian law.

6. Indemnity

You agree to indemnify and hold us (and our owners) harmless from any claim, loss or expense arising out of your use of the Website, your breach of these Terms, or the inaccuracy of information you provide.

7. Intellectual property

The Website, its content, design and branding are owned by us or our licensors. You may use the Website for your personal, non-commercial use only. You may not copy, scrape, resell or exploit the Website or its content without our permission.

8. Acceptable use

You agree not to misuse the Website, including by submitting false data, submitting another person’s data without authority, using automated means to access the Website, or attempting to disrupt or compromise it.

9. Changes to these Terms

We may update these Terms from time to time. The “Last updated” date shows the latest revision. Continued use after changes are posted means you accept the updated Terms.

10. Governing law

These Terms are governed by the laws of Malaysia, and you submit to the exclusive jurisdiction of the courts of Malaysia.
