How do I know what I still owe?
Enter your original loan, rate, tenure and how many months you have paid. The balance is what remains after each instalment has covered that month's interest first and chipped away at the principal with the rest.
Will my bank charge me for settling early?
Many loans have a lock-in period, and settling inside it can attract a penalty. Its length and its rate come from your own loan agreement, not from law, so read yours and enter the rate above. Note what the rate applies to: this page applies it to the outstanding balance, and some agreements apply it to the original loan amount instead. Ask your bank for a redemption statement before acting on any estimate.
Is settling early always worth it?
It saves interest, but the money is then locked in the house. Compare the interest you would save against what the same cash could earn or cover elsewhere, and keep an emergency buffer.
Why is the balance still so high after five years?
Because the early years are mostly interest. After 60 payments on a RM450,000 loan at 4.2% over 35 years, you still owe about RM418,559 — you have paid down roughly RM31,000 of principal.
