What is a good rental yield in Malaysia?
There is no single right answer, and be careful with any figure quoted without saying whether it is gross or net. What matters is your own numbers: this calculator shows both, so you can see how much of the headline yield survives maintenance, assessment, vacancy and the letting agent.
What is the difference between gross and net yield?
Gross yield divides a full year of rent by the property price and ignores every cost. Net yield subtracts what you actually spend keeping the place let. On the default figures here, gross is 4.32% and net is 2.74% — the costs take more than a third of it.
Should I include vacancy in the calculation?
Yes. Assuming twelve months of rent every year is the most common way people overstate a yield. Even a well-located unit usually has a gap between tenants, so allowing a month is realistic rather than pessimistic.
Does rental yield tell me if it is a good investment?
Only part of it. Yield ignores capital appreciation, financing costs and tax. If you are buying with a loan, check the cash flow calculator too — a property can show a positive yield and still cost you money every month.
