- How is a Malaysian home loan monthly instalment calculated?
- Banks use the standard reducing-balance annuity formula: the instalment stays the same each month, but early instalments are mostly interest and later ones mostly principal. The inputs are loan amount, annual interest rate and tenure.
- What is margin of finance?
- It is the share of the property price the bank lends you. A 90% margin of finance on a RM500,000 home means a RM450,000 loan and a RM50,000 down payment.
- Does a longer tenure make the loan cheaper?
- It lowers the monthly instalment but raises the total interest you pay, because you are borrowing for longer. Compare both numbers before choosing.
- Will the bank approve a loan at this instalment?
