How much is stamp duty on a property in Malaysia in 2026?
Stamp duty on the transfer (MOT) is tiered: 1% on the first RM100,000, 2% from RM100,001 to RM500,000, 3% from RM500,001 to RM1,000,000, and 4% above that. On a RM1,000,000 property that adds up to RM24,000. You also pay 0.5% of your loan amount on the loan agreement. Foreign buyers pay a flat 8% on the full value instead of the tiered rates.
Is there still a stamp duty exemption for first-time buyers?
Yes. For a first home priced up to RM500,000, stamp duty on both the transfer and the loan agreement is waived in full, for sale-and-purchase agreements signed between 1 January 2026 and 31 December 2027. Above RM500,000 there is no exemption — the partial 75% deal that older articles mention ended on 31 December 2023 and was not renewed.
How much are conveyancing legal fees in Malaysia?
Under the Solicitors' Remuneration Order 2023, the scale is 1.25% on the first RM500,000 and 1% on the next RM7,000,000, with a minimum of RM500. You pay it twice — once on the sale and purchase agreement and once on the loan documents. Some calculators still show the old 1% rate that applied before 15 July 2023, which understates what you need to prepare.
Can a lawyer give me a discount on the legal fees?
A solicitor may discount up to 25% of the scale fee, and purchases direct from a licensed housing developer can attract a larger reduction. It is at the firm's discretion, so this calculator assumes no discount unless you enter one.
