Frequently asked questions

How much cash do I need to buy a house in Malaysia?
Budget for a lot more than the down payment. On a RM500,000 home with a 90% loan you need the RM50,000 down payment plus roughly RM13,000 of legal fees, valuation and insurance — and that is with the first-home stamp duty exemption applied. Without the exemption, add about another RM11,250.
What costs do first-time buyers still have to pay?
The exemption covers stamp duty on the transfer and on the loan agreement, and nothing else. You still pay both sets of legal fees, the bank's valuation fee, the first year of fire insurance, and MRTA if you take it.
Is the agent's commission part of my buying cost?
No. In a Malaysian subsale, the seller pays the agent's commission, not the buyer. That is why it is not in this calculator.
Do I have to take MRTA?
It is not compulsory, though some banks price the loan on the assumption you will. If you do take it, the single premium can often be financed into the loan — which means paying interest on it for the full tenure. Enter your own quote above to see the cash impact.
